For buyers who execute a buyer’s agreement and close on a home by the end of 2025, we will provide a home warranty at closing (up to $500 in value). Ask me about this during our initial call!  

UNDERSTAND

• First call/meeting we will LISTEN to your goals, objectives and expectations
• Provide you custom home searched using Avanti Way’s patented technology to search for homes
• Discuss current market conditions 
• Educate you about the new real estate landscape
• Discuss our professional fees to assist you in finding a home.  NOTE:  In most cases the seller will still offer compensation that would pay this fee.
• Research any property you select to ensure it meets your criteria

GUIDE

• Provide ongoing education and communication regarding the buying process
• Counsel you on how to budget, plan and handle future home repairs
• Provide you information on the current market conditions so that we may a reasonable offer
• Negotiate the best deal on your home of choice

EXECUTE

• Be available for all activities in the escrow process to ensure your interest are PROTECTED 
• Attend with you for home inspections to discuss any uncovered repairs
• Negotiate with the seller’s agent repairs if applicable 
• Handle all the ins and outs of the contact dates, prepare all necessary disclosures and addendums, communication with the closing company, lender, and seller’s agent to ensure a smooth closing
• Monitor all pre closing activities and deadlines

FOLLOW UP

• Provide contact information for utility companies, contractors, home warranty providers, homeowners associations, and other service providers
• Attend the closing to ensure your interests are protected
• Available after the sale for years to come for any questions you may have

Note:  Restrictions may apply on the home warranty offer such as agents offering other incentives or credits to the buyers, lower than agreed on professional fee, etc.
